WHAT WE DO
Every home and every sale is a little different. Some houses are empty, some are partly furnished, and some are still being lived in. Here's how we work in each situation—
Full Stage
For empty homes
Empty rooms are hard for buyers to read. It's tough to tell how big a room really is or how it might be used. A full stage gives each space a clear purpose and makes the house feel like a home.
We bring in everything: furniture, rugs, lighting, art, bedding, plants, and accessories, chosen to suit the house and the people likely to buy it.
The process
Bid. We work with you and your agent to decide which rooms to stage, then send a flat-price proposal. This may happen virtually or in-person.
Walkthrough. Once the bid is accepted, we visit to measure, take photos, and confirm layouts.
Sourcing and styling. We pull furniture and accessories that fit the home.
Staging day(s). Everything is delivered, placed, and styled. Depending on the scope this may take up to 3 days.
Furniture Rental. The first month is included. If the house needs more time, rental continues month to month.
Pickup. With 72 hours' notice, we come back and remove everything.
Partial Stage
For homes with some furniture staying
If you've moved out but left some pieces behind, or you only need help with a few rooms, a partial stage works with what's already there. We'll help decide what to keep, what to remove, and what to add so the house feels cohesive.
The process
Bid. We look at what's in the house, talk through what's needed, and send a flat-price proposal.
Walkthrough. We measure and plan how our pieces will work with yours.
Staging day. We bring in and style the additional furniture and accessories.
Rental. The first month is included, then month to month as needed.
Pickup. With 72 hours' notice, we remove our pieces. Yours stay in place.
Live-In Styling
For homeowners living in the house while it's listed
If you're still living in your home, we don't bring in furniture. Instead, we help you get the most out of what you already have. That can mean rearranging rooms, clearing surfaces, moving pieces between spaces, or deciding what to store for now. If a few new items would help, we'll give you a short, specific list of what to buy.
The process
Walkthrough. We go through the house room by room and talk about what's working and what could change.
Plan. You get a clear list of what to move, what to store, and anything worth buying.
Hands-on help. We can help rearrange while we're there, so you're not left figuring it out alone.
Pricing
Each project gets a flat bid based on the home and the rooms being staged.
When we bring in furniture, the upfront cost covers delivery, staging, pickup, and the first month of rental. There's a one-month minimum. After that, rental continues month to month at the same rate until you schedule pickup. Payment is due on staging day.

New Construction Staging
For builders, developers, and newly built homes
New construction can feel cold and hard to picture, even when the finishes are beautiful. We stage new builds across Minneapolis and the Twin Cities to give each room warmth and a sense of scale, so buyers can see how they'd actually live there.
New construction staging follows the same process as a full stage, with a flat bid, the first month of rental included, and month-to-month rental after that. For builders with multiple properties or ongoing model homes, we're happy to talk about longer-term arrangements.
